Project Description
The site is located in the southwestern part of Sofia, in the “Druzhba” residential complex, on “Tsvetan Lazarov” Blvd., in close proximity to the “Druzhba” metro station and “Druzhba” Park.
The property has the following parameters:
- Total area of the regulated plot (UPI): 14,500 m²
- Property purpose: For residential buildings, shops, and offices, underground garages
- Maximum building density: 60%
- Minimum landscaping density: 40%
- FAR (Kint): 3.5, total above-ground GFA: 50,750 m²
- Underground garages: 3 levels of 10,500 m² each
- Total underground GFA: 31,500 m², total GFA: 82,250 m²
A Detailed Development Plan (DDP) and Planning Permit (Visa for Design) have been approved for the property.
It is planned to construct a multifunctional building with residential, commercial, and administrative sections.
The residential section is designed as free-standing buildings with a gradual transition in height — 17 floors with a cornice elevation of 51 m, 19 floors with a cornice elevation of 57 m, and 24 floors with a cornice elevation of 72 m.
The commercial functions are developed in two low-rise retail buildings with two floors each and a cornice elevation of 10 m.
The commercial areas are divided into two main zones, provisionally called “West Zone” and “East Zone,” separated by a pedestrian passage providing access to the residential parts of the complex.
The commercial “East Zone” is planned to be located entirely within a separate two-story building with rooftop landscaping and recreational areas concentrated around the greenery at this level.
In the northwestern part, a third commercial-administrative zone is designated. It also includes a luxury fitness and spa center, a kindergarten, and an office area.
The total commercial area is 9,750 m².
The levels above the commercial areas are planned for residential construction, with apartments of various configurations and sizes. The total residential area is 41,000 m².
Three underground levels are planned, each with an area of 10,500 m², intended for underground parking.
On the first underground level, a car wash for 5 vehicles will be built to provide additional comfort for residents.
Luxury penthouses are planned on the top levels.
The buildings are to be constructed using modern building technologies, incorporating high-quality materials and building automation systems. The main goal of the Investor is to achieve a high level of energy efficiency.
